Facts About South Waterfront Neighborhood

 

The South Waterfront is the newest Neighborhood in Portland, Oregon. It spans from SW Macadam Ave to Tom McCall Water Front Park. It includes four main areas: The Marquam Nature Preserve, OHSU’s Life Sciences Building (CLSB), Zidell Yards, and a portion of Downtown known as “Oaks Bot” om.” There “re also many other locations within easy walking distance for residents including shops/bars/restaurants on SW Moody Street & Naito Parkway.

 

In 2007 it was announced that a new aerial tram would be constructed adjacent to Council Crest Summit Road at the city’s southern boundary with an estimated completion date between 2012-2013. However, after being plagued by funding problems and construction delays, the team finally opened to riders in September  2015. 

 

The area has been subject to much controversy as surrounding neighborhoods have not welcomed its development with open arms primarily due to concerns that it will increase traffic congestion along Macadam Ave & SW River Pkwy, which are two major thoroughfares for commuters traveling between Downtown Portland and suburbs located southeast of the city such as Milwaukie & Clackamas. One of the main selling points for the area has been that it will include a mix of uses, including housing, retail, office space, and open spaces such as parks and trails, which is sorely lacking in most other neighborhoods in Portland.

 

Several new condo buildings are currently under construction, and many more are in the planning stages. Prices for condos start in the mid $200,000s and go up from there. Rents for apartments range from about $1400/month for a studio to over $4000/month for a three-bedroom unit. The Neighborhood is still very much a work in progress with new businesses & restaurants popping up all the time, so if you’re for somewhere relatively undiscovered to live, then South Waterfront might be the place for you.
