Cleaning Seattle homes since 2013
Seattle is a city of micro-neighborhoods, so each home on every block needs to be cleaned differently. Just a few miles from each other, your home could be a 1910 Craftsman in Wallingford or a box-modern townhome on a steep West Seattle lot. You could be living in a high-rise condo above South Lake Union (lucky you!), a houseboat on Lake Union (ahoy from Fremont!), or a red brick bungalow with a mossy north-facing roofline in Ballard. Each one needs a different type of cleaning. (Duh!) Especially if you have fir floors (yes seriously), single-pane windows that get all fogged up with winter dampness (it’s like a sauna in here!), a rooftop deck that gets all grimed up from the city bus exhaust, or an entryway that is constantly being splashed with nine months of Pacific Northwest drizzle and mud (and your dog).
NW Maids has been cleaning Seattle homes since 2013. We’ve cleaned more than 40,000 homes across the Puget Sound region, and we know a Capitol Hill apartment is different from a Queen Anne family home, which is not the same as a Magnolia waterfront place. They all need a different touch. Our Seattle cleaning teams know the city because we live here. We know the difference between a Fremont rental turnover by the Troll and a Green Lake forever-home by the PCC, and which kinds of grime to look out for. And we show up with the right supplies for what your home actually needs.
Whether you’re a tech pro in South Lake Union with no time on Saturdays (can’t miss the Pickleball social!), or you’re renting in Columbia City and you need a spotless move-out to get the deposit back, we’ve got you covered. Or maybe you own a condo downtown and you’re juggling building access and parking (what parking?), or you have a busy family in Queen Anne and you’d rather spend the weekend climbing all those steps to that awesome viewpoint at Discovery Park ‐ we know you’d rather do that than scrub baseboards. So let us take care of it ‐ you deserve a break.

Our Seattle Cleaning Services

Home Cleaning
From Craftsman bungalows in Ballard to new-build townhomes in Columbia City, we’re always keeping Seattle homes consistently fresh between visits. We try to send the same team each time and give you flat-rate pricing with no surprises. We work from a checklist so you can even customize room by room.

Vacation Rental Cleaning
Turning over an Airbnb on Capitol Hill? Prepping a lake-view unit near Lake Union, or a guest suite in Wallingford? Sounds stressful, but fear not! We handle fast, reliable turnovers between guests with lightning speed. Linens will be reset, kitchens and baths disinfected. And the place will be photo-ready for the next check-in. You can even log into your NW Maids account to book a lot of cleanings at once or manage your bookings easily. Just click ‘login’ at the top of this page.

Deep Cleaning
Is it time for that spring reset? Are you drowsily recovering from a long Seattle winter of drizzle, mud, traffic, and barely any sun except for a couple hours a day? Our deep clean covers what regular cleaning skips. We get inside the oven, inside the cabinets, along the baseboards, into the window tracks, and up to the light fixtures. We get into all the cracks and crevices to get your Pacific Northwest home as spotless as possible.

Move-In Cleaning
Starting fresh in a new Seattle place? We clean every corner before the movers come, so you move into a home that’s truly sanitized and ready for your new life. All that’s included in a deep cleaning, plus extra time to wipe everything inside and out, detail the floors, and get the bathrooms spotless from day one. New home, new you!

Move-Out Cleaning
We do a lot of move-out cleans for Seattle renters trying to get a deposit back (yes, it is possible!) and homeowners getting ready to sell. Our move-out clean covers what landlords and property managers inspect for, and we’ll do pre-listing cleans before the staging photos are taken. Our property management and real estate clients appreciate that they can manage multiple bookings inside the portal. Just click ‘login’ at the top of this page to access it after you book your first cleaning!
Why Seattle residents choose NW Maids

Local cleaners, not strangers
We strive to keep you with the same cleaner visit after visit. Someone who learns your preferences, knows where you keep the bathroom cleaner (it’s under the sink in the bathroom, I guarantee it), and remembers which guest room never gets used (unless the mother-in-law is in town!). Most of our Seattle cleaning Pros live right here in King County.

Online booking with a flat-rate price
No in-home estimates, no waiting three days for a quote, and guess what ‐ we actually answer the phone! Prefer online? Enter your ZIP, beds, and baths, see the price, and book in 60 seconds. We’re one of the only major cleaning services in Seattle that prices this transparently. Because hey ‐ you’re worth it.

Vetted, insured, background-checked
Every cleaner is background-checked, bonded, and insured. We carry liability and workers’ comp coverage, so you’re never at risk and your home is protected.

100% Happiness Guarantee
If something isn’t right, we come back and reclean it for free. If you’re still not happy after the reclean, we refund the visit. We’ve offered this since 2013, and it’s a big reason Seattle homeowners stick with us. And that’s the NW Maids Happiness Guarantee.

Real recurring discounts
Monthly customers save 10%, biweekly 15%, weekly 20%. These stack on top of our already-flat pricing, so you get the discount on every visit.
Eco-friendly & pet-safe
We bring everything, including eco-friendly and pet-safe options at no extra charge. Just let us know about your furry friends when you book so we can plan accordingly.

Cleaning challenges unique to Seattle homes
Nine months of drizzle, so you know there’s going to be mildew. Seattle’s long wet season keeps bathrooms, window sills, and grout damp for weeks at a time. Next thing you know, you’ve got mildew in rooms that never fully dry out. We target the spots that breed it with laserlike precision (pew pew!) ‐ shower corners, silicone seals, window tracks. And we use the right products to actually clean it, not just wipe it around.
Moss and north-facing damp. Homes on shaded lots and north-facing rooms in Ballard, West Seattle, and the wooded edges of Magnolia hold onto a lot of moisture. It shows up as actual moss growing inside (we’ve seen it!), a musty smell in your entryways, and a film on the north-side windows. Our deep clean pays extra attention to these damp-prone zones.
Houseboats, Lake Union, and high-rise condo access. We clean floating homes on Lake Union (hello Fremont!) and Portage Bay. We clean swanky condos in the high rises Downtown, in Belltown, and in South Lake Union near the Amazon HQ. Each comes with its own access puzzle: dock gates, freight elevators, concierge sign-in, parking validation. Leave us the details when you book and we’ll handle entry without you needing to be home. One day we’ll just bring a helicopter and land on the roof! (We’re not there yet.)
Steep-lot, stair-heavy townhomes. So much of Seattle’s newer housing stacks vertically. You’ve seen the skinny three- and four-story townhomes on steep West Seattle, Beacon Hill, and Capitol Hill lots, with stairs between every room. Maybe you even live in one! Well, fear not ‐ our Pros aren’t scared of some stairs. We come staffed and equipped to clean multi-level homes efficiently, top floor to garage entry, without cutting corners on the flights in between.
High renter and tech turnover. Seattle moves a lot. New jobs at Microsoft or Amazon, new leases, new roommates cycling through. We do a steady stream of move in/out and turnover cleans for renters and condo owners across the city. We can help you pass a landlord or property-manager inspection and get the deposit back.
Pet-heavy households. Seattle is a dog-and-cat town, and we clean around them every day. We use pet-safe products by default, stay on top of fur and dander on floors and upholstery, and you can tell us which rooms to keep the pets out of while we work. Best part ‐ no extra charge for any of it. We love furry friends!

Frequently Asked Questions
How do I prepare for maid service?
First, take some time to declutter your Seattle home and get rid of any items that you don’t need. This will make it easier for the maids to work and will also help them to focus on the areas that are most important to you.
In addition, be sure to make a list of any special instructions that you have for the maids. For example, if you have pets, let us know in advance so that the professionals we send can take appropriate precautions.
What is included in a deep cleaning of a house?
A deep cleanup of a house is a thorough sanitization of all areas of the home, including those that are typically not part of a regular routine. This may include sweeping and wiping under furniture, in corners and other hard-to-reach areas, and polishing fixtures and surfaces that have become dull over time.
In addition, a deep cleaning service may involve special treatments for carpets, windows, and other areas that require extra attention.
Where do I start when cleaning my house?
One approach to house cleaning is to break the job down into smaller tasks and focus on one area at a time. For example, you might start by decluttering your living room, then move on to dusting and vacuuming.
Another approach is to work from top to bottom, beginning with ceiling fans and windows and ending with mopping the floors. Whichever method you choose, the key is to take things one step at a time and not try to tackle the entire house all at once.
Should you tip your cleaning person?
There are a few factors to consider when making this decision. For instance, how often do you have your home cleaned? If you have a professional come on a weekly basis, you may want to consider tipping them for their loyalty and consistency.
Additionally, how satisfied are you with the job they do? If you are always happy with the results of their work, a small tip may be warranted. Ultimately, the decision of whether or not to tip your house cleaner is up to you.
Should I leave when the maid comes?
You can if you wish; it’s up to you. It’s not necessary for you to be home while our Pro works, as long as you provide them with access to your home. The majority of our clients aren’t home during the cleaning. Most long-time clients offer us a key to enter their homes while one-time clients often have a family member open the door, leave a key in a hidden place, or provide us with their garage code.
Where do I go for top-rated cleaning services near me in Seattle?

Contact us today to get started! We look forward to matching you with the perfect Pro for your home.
Do you bring your own cleaning supplies and equipment?
Yes! Our Pros bring everything needed for a standard clean: vacuums, mops, microfiber cloths, eco-friendly cleaning products, and gloves. We do need access to running water and electricity, so please make sure those are available in the home. If you prefer that we use your specific cleaning products (for example, if you have allergies, specific surfaces, or pets), just mention it when you book and we’ll use yours instead. Our Pros are already accustomed to cleaning surfaces like stainless steel and unvarnished wood, so rest assured that your home is in good hands.
Are your cleaners insured and bonded?
Yes. Every NW Maids cleaning team is bonded and insured. We carry general liability and workers’ comp through the company, so you and your home are protected if something gets damaged or someone gets hurt on the job. If anything goes wrong, we make it right.
What is your cancellation policy?
Cancel or reschedule within 24 hours with no fee. Inside the 24-hour window we charge a $70 short-notice fee to cover the team’s reserved time. The easiest way to cancel is to reply to your booking confirmation email, call us, or log into your account at nwmaids.launch27.com/login
What kinds of cleanings do you do?
We offer 5 different types of cleans: standard recurring (weekly, every 2 weeks, every 4 weeks), one-time deep cleans, move-in/move-out cleans, apartment cleans, and vacation-rental turnovers. If you need a post-construction, post-party, or another type of custom cleaning, please mention it when you book and we’ll give you a custom quote.
Do you service my neighborhood in Seattle?
Yes! We cover all of Seattle including West Seattle, Capitol Hill, Queen Anne, Ballard, Fremont, Wallingford, the U District, Magnolia, Beacon Hill, and Columbia City, plus nearby Bellevue, Redmond, Kirkland, Edmonds, Shoreline, and Federal Way. Enter your ZIP in the booking form to confirm.
How much does a clean cost?
Pricing is based on bed count, bath count, and the type of clean. The fastest way to get a real number is the instant-quote form. You can enter your address, beds, baths, and the service you want, and you’ll see the price before you book. What you see is what you pay. See our Seattle house cleaning prices guide for a full breakdown by service type.
Can your team clean around my dog, cat, or kids?
Yes, many of our customers have pets, and we don’t charge extra for it. Let us know what kind of furry friends you have, where they’ll be, and whether the team should avoid certain rooms while they work. For shy dogs we recommend a closed bedroom or crate during the visit. Our cleaners use pet-safe products by standard.
Are your cleaning products safe for kids, pets, and the environment?
Our default kit is eco-friendly and family-safe. We don’t use products that emit harsh fumes, and no bleach unless you specifically request it for a bathroom deep clean. If you’d rather we use only what you have at home, just say so when we arrive and we’re happy to use your supplies as well.
How long will it take to clean my home?
A 2-bed/2-bath standard cleaning typically runs 2–3 hours. A 3-bed/2-bath usually runs 3-4 hours. A 4-bed cleaning usually runs 4–5 hours. Deep cleans and move-out cleans typically take 50–100% longer than a standard. We’ll give you a more precise window when you book, and our teams stay until the job is done right.
Do I get the same cleaner each time?
For recurring bookings we do our best to send the same team each visit. Consistency is one of the things our customers care about most. When the regular team isn’t available (vacation, sick day, schedule conflict), we send a vetted backup cleaning team. If you want to lock in a specific team after your first clean, just tell us and we’ll prioritize it.
What are your hours, and how far in advance do I need to book?
We schedule cleanings 7 days per week, generally 8 AM to 6 PM. Same-day bookings can work if there’s a cancellation (call us to confirm), but 2–3 days’ notice is normal and a week ahead is ideal for recurring slots. You can book any time at nwmaids.com or by calling us.
What if I’m not happy with the clean?
Call or email within 24 hours and we’ll come back to redo whatever wasn’t right at no charge to you. That’s our 100% Happiness Guarantee.
