The 5 cities we service, and what house cleaning costs in each (2026)
Cleaning prices step down from west to east across our service area. Seattle is the most expensive market; Tacoma and Portland sit a notch below it, and the Tri-Cities (Kennewick) and Yakima are the most affordable. The table below uses Care.com’s June 2026 marketplace data. The average starting-to-max hourly rate for an individual cleaner in each city, because it’s the one figure reported the same way in all five cities, so it’s an apples-to-apples local-cost indicator. And we all know how good Washington apples are!
| City | Individual cleaner (avg starting–max /hr) | vs. U.S. average | Market tier |
|---|---|---|---|
| Seattle, WA | $26.16 – $33.06 | +23% | Highest (high-cost metro) |
| Tacoma, WA | $23.78 – $30.52 | +12% | Above national |
| Portland, OR | $23.05 – $30.53 | +8% | Above national |
| Kennewick, WA (Tri-Cities) | $20.75 – $24.04 | −2% | Around national |
| Yakima, WA | $19.97 – $26.72 | −6% | Lowest |
Agency per-visit ranges (vetted, insured, typically 2-person teams ‐ what most homeowners actually book) run higher than a single DIY cleaner, and follow the same west-to-east gradient:
| City | Standard clean, typical per visit | Deep / move-out |
|---|---|---|
| Seattle, WA | $120 – $250 | $300 – $600+ |
| Portland, OR | $137 – $333 (avg ~$219) | $205 – $520 |
| Tacoma, WA | ~$120 – $250 | $300 – $500+ |
| Kennewick, WA | ~$110 – $230 | $200 – $400 |
| Yakima, WA | ~$100 – $215 | $200 – $400 |
- Seattle ‐ the region’s priciest market (individual cleaners run +23% over the national average). NW Maids’ flat rate sits at or below the typical agency range here. Talk about a good deal!
- Tacoma ‐ runs ~12% above the national average; NW Maids has served Tacoma since 2018, always with transparent flat rates.
- Portland ‐ Oregon’s largest metro, ~8% above national; recurring standard cleans commonly run $150–$280.
- Kennewick / Tri-Cities ‐ around the national average and well below Seattle; one of the most affordable markets we serve.
- Yakima ‐ the most affordable of our five cities (−6% vs. national). The cheapest local options are usually uninsured solo cleaners; NW Maids brings insured, background-checked teams at the same flat rate as our metro markets. That’s why people love us. Are we blushing?
Most companies hide pricing, and the few published numbers are city-specific and inconsistent. NW Maids charges one transparent flat rate in all five cities ‐ so this index doubles as a fixed benchmark you can compare your own local quotes against. Transparent pricing for all!
How house cleaning is priced
Companies price one of three ways: by the hour ($25–$50 per cleaner, so $50–$100/hr for a two-person team), by square footage ($0.10–$0.20/sq ft for a standard clean), or as a flat rate by bedrooms and bathrooms. Flat-rate is the most predictable ‐ the number you’re quoted is the number you pay. NW Maids prices by bedrooms + bathrooms, with recurring discounts (20% weekly, 15% every 2 weeks, 10% every 4 weeks).
