Commercial & property cleaning across the Northwest

So most property managers who call us have already been let down by a cleaner at least once. The crew that stopped answering the phone on a Friday, or the one that nailed the first turn and then quietly got sloppy by the fourth, or the person who couldn’t come back when a tenant was moving in at 8am the next morning. That’s pretty much the whole reason this page is here.

We’ve been cleaning turnovers, move-outs, and short-term rental turns since 2013, across Seattle, Tacoma, Portland, Kennewick, and Yakima. And what property managers and agents actually pay for is a crew that shows up when we said we would and leaves the unit rent-ready, the same way, every single time. A vacant unit sitting an extra two days because the cleaner flaked costs you more than the clean ever did.

Here’s how we’re set up for that. You get one point of contact, not a call center. Your cleaners are background-checked, insured, and bonded. We keep a card on file and charge per turn the day it’s done, so there’s no invoice for your team to process and nothing to chase ‐ you get an itemized receipt with before-and-after photos each time instead. And every unit runs off the same make-ready checklist, so a two-bedroom in Ballard and a two-bedroom in Tacoma get the exact same scope whether it’s us or a fill-in crew that day. Pick your favorite Pros and we’ll do our best to send them every time.

Trusted by property managers, agents, and hosts across the Northwest

Since 2013 we have cleaned for a lot more than busy households. The logos below are a snapshot of the property managers, real estate teams, short-term rental hosts, and local organizations we have worked with across Seattle, Tacoma, Portland, Kennewick, and Yakima.

A couple of the accounts we clean for

Evergreen Garden: apartment turnovers in Olympia

So Evergreen Garden is an apartment community down in Olympia, and they’ve got the same problem every apartment community has, which is that a unit has to be spotless and rent-ready the day the next tenant signs, not a few days later, because a vacant unit isn’t earning anything.

We’ve been doing their make-readies since 2024, seven unit turns so far and counting. Every one is the full move-out scope ‐ inside the oven and the fridge, cabinet interiors, baseboards, interior windows ‐ so the unit shows clean, not “good enough.” And it’s the same cleaner every single time, so she already knows the floor plans and we’re not relearning the property on every turn. They get the photos the day it’s done and the card gets charged the same day, nothing sitting in their office waiting to be approved.

FlyHomes: listing and move-out cleans since 2021

So FlyHomes runs a listing team, and the move-out clean is usually the last thing standing between a vacant listing and photo day ‐ if the cleaner flakes the shoot slips and so does the listing. We’ve been their crew for that since 2021, 35+ listing and move-out cleans and still going, the full empty-house scope every time ‐ inside the oven, the shower track, the windows, behind the fridge ‐ the stuff a buyer’s agent notices in the first ten seconds. They book around the photo or closing date, we hit it, and the card gets charged the day it’s done so nothing sits in their office waiting on an invoice.

Oasis: same-day Airbnb turns between guests

So the whole game with a short-term rental is the gap between one guest checking out at 11 and the next one walking in at 3, and if you miss that window you’re either canceling on a booked guest or handing them a place that isn’t ready. Oasis co-hosts short-term rentals and calls us for the checkout-day turn ‐ strip and reset the linens, restock, full clean, and a photo set the same day so the host can see it’s guest-ready without driving out there. It’s a tight turnaround and that’s the point, and clustered units are where we’re best because we can hold a route and still cover a same-day turn when a booking lands last minute.

Those are three of them, one of each kind we do. The logos up top are the rest ‐ property managers, brokerages, and hosts across the five cities who call us when a place has to be ready.

What we clean for commercial accounts

  • Turnovers and make-readies. Vacant-unit cleans between tenants, done to a rent-ready checklist: inside appliances, cabinet interiors, baseboards, interior windows. Priced per turn by size, quoted up front.
  • Move-outs and pre-listing cleans. Full deep clean on an empty house for realtors and PMs, built around your closing or photo date. The stuff a buyer notices ‐ the oven, the shower track, behind the fridge ‐ actually gets done.
  • Airbnb and short-term rental turns. Recurring, standardized turns with linen reset and restock, plus a same-day photo set. Priced per turn, best when the units are clustered so we can keep a tight route.
  • Recurring commercial and office cleaning. A consistent, background-checked crew on a schedule that holds, for offices, studios, and local businesses that are tired of a different face every week.

Why NW Maids for commercial work

So the pitch is pretty simple and it’s the same thing every property manager tells us they were missing. You get one point of contact who knows your account, not a ticket queue. Every cleaner is background-checked, insured, and bonded ‐ it’s your keys and your tenants’ stuff, so that part isn’t optional. We’re card-on-file and charge per turn the day it’s done, with an itemized photo receipt, which is less work for your team than cutting a check and it keeps everybody out of collections. We’ve been doing this since 2013 across five cities, so whether it’s one unit or a whole portfolio we can scale to it. And every clean is backed by our satisfaction guarantee ‐ if something got missed, tell us within 24 hours and we’ll come back and fix it, no argument.

Pick the Pros you like best and we’ll do our best to send them every time, so your units get the same hands and you’re not re-explaining the property every turn.

Common questions from property managers

Do you offer commercial rates for property managers and realtors?

Yes. Turnovers and make-readies are priced per turn by unit size, and we quote the whole thing up front so there are no surprises on the receipt. Volume accounts get a rebate at real monthly thresholds. Send us your unit mix and market and we’ll put together a rate sheet.

How do billing and payment work?

We keep a card on file and charge it the day each turn is done, and you get an itemized receipt with before-and-after photos every time. No invoices to process, no net terms, no chasing. It’s the same card-on-file setup our recurring residential clients use and it’s less work for your team than approving a check.

Which cities do you cover?

Seattle, Tacoma, Portland, Kennewick, and Yakima, plus the surrounding areas around each. If you manage units across more than one of those, one point of contact covers all of them.

Can you handle same-day or next-morning turns?

Often yes, and this is usually why people switch to us. Tell us your typical lead time and move-in cadence and we’ll build the schedule around it. On clustered accounts we keep enough route density to cover a last-minute turn when your other crew falls through.

Will the same cleaners come each time?

We do our best to. Pick the Pros you like and we’ll send them when we can, so your units get consistent hands. Everyone works off the same make-ready checklist, so even a fill-in crew delivers the same scope on the same unit.

What if something gets missed?

Tell us within 24 hours and we’ll come back and re-clean it. Every clean is backed by our satisfaction guarantee. With the photo receipt you can usually see it was handled before a tenant or guest ever calls you about it.

Are your cleaners background-checked and insured?

Yes ‐ background-checked, insured, and bonded, all of them. You’re handing over keys and access, so that’s the baseline, not an upgrade.
